HERE’S HOW IT WORKS: The buyer will do their own searching and visiting of Tampa new home builders (to include town homes and condominiums) in the Tampa Bay area (Tampa, St. Pete, Clearwater, Palm Harbor etc.).  The buyer can also receive a list of Tampa new home builders in their area of interest from Cary N. Gould & Associates. They will than let the Tampa New home builders agent know upfront that they are working with Cary Gould of Cary N. Gould & Associates of Tampa, Florida, and fill out the registration card accordingly.   The buyers will then notify me with which Tampa new homes they have registered. Once a builder has been chosen, I will than contact that particular  new homes builder to set up a contract date and discuss any other formalities that have to be completed.  I will also be available for consultation to the buyer for questions concerning the process of the Tampa new homes buying experience. Since, you the buyers, are doing most of the preliminary work in finding your Tampa new homes, I will authorize the Title Company to disperse the commission at closing as follows:  2% or more to the buyer and 1% or less to Cary Gould (licensed real estate broker). (SEE ABOVE EXAMPLE)

The rebate to the buyers can increase depending on the price of the home. I will also send you a legal binding rebate agreement that spells out exactly what you the buyer will receive at closing.

BACKGROUND:  Cary Gould, a licensed real estate broker since 1988, was a partner in a very successful Tampa new homes building and real estate company for 12 years .  He is now one of the few Tampa discount real estate agents in the Tampa Bay area (Tampa, St. petersburg, Clearwater, Palm Harbor and Hernando County).  Cary was also the Vice President of Sales for two large Tampa New Home Builders and also for a large new home builder in Myrtle Beach, SC.  This extensive knowledge in the New Home Industry inspired him to develop a NEW HOME DISCOUNT program that would allow a direct buyer of a new home in Florida to share in the real estate commissions that are available in the price of most new homes.

Most builders depend heavily on real estate agents to sell their homes, and therefore include a 3% realtor commission within their pricing structure.  Since the builders do not want to compromise the relationship they have with these realtors, they will not negotiate out the commission with a direct buyer who comes in the model center without a real estate agent.  I therefore have developed this Tampa discount new homes buyer rebate program for that particular buyer who basically knows what they want but does not want or need the full service of a licensed real estate agent.
